Underinsurance is the most expensive mistake in general insurance, and almost nobody finds out they have made it until they claim.
Set your sum insured too low and most policies let the insurer cut your payout proportionally, even on a small claim. Insure a building for $600,000 when it costs $1,000,000 to rebuild, and a $200,000 claim can be settled at $120,000. Set it too high and you are paying premium on value you can never recover.
These calculators give you a starting figure. They are estimates, not valuations. Send us the number and we will check it against the cover you actually hold
Estimates what it would cost to rebuild your home from scratch. This is a rebuild figure, not the market value of the property, and the two are rarely close.
The rebuild figure includes demolition, debris removal, professional fees and the cost of meeting current building codes, none of which are in a sale price.
What you will need:
Works through what you own room by room and what it would cost to replace new.
Most households underestimate contents badly, particularly clothing, kitchenware, tools and outdoor equipment.
Consider separately:
A sum insured set on Perth build costs will not rebuild a Karratha property. Freight, accommodation for trades, contractor availability and the demand surge that follows any significant weather event all push the real figure higher than these calculators will show.
Use the figure as a floor, not an answer, and see Karratha Locals for what else changes north of the 26th parallel.
It does not know that your building has heritage requirements, that your lease makes you responsible for the shopfront glass, or that your policy carries an average clause at 80 per cent.
Send us the figure you have arrived at and we will check it against the cover you hold. For a full review across every policy, see Free Policy Review.

For most homes and small commercial properties a calculator plus a broker review is reasonable. For anything unusual, heritage listed, large, or where the figure is material to your business, get a professional valuation or a quantity surveyor’s report. We can point you to someone who works in your area.
Every year at renewal, and any time you renovate, extend, buy significant plant or change what you store on site. Building costs in WA have moved a long way in a short time, so a figure set three or four years ago is almost certainly out of date.
It is the clause that lets an insurer reduce your payout in proportion to how far you are underinsured. It applies to partial claims, not just total losses, which is what surprises people. Most property policies contain one.
It depends on whether you are registered for GST and can claim the input tax credit. Tell us your position and we will make sure the figure is set correctly.
