Sarre Insurance Broking Services arranges property insurance for homeowners, landlords, strata companies, commercial owners and investors across Perth.
Most property claims that go wrong go wrong for one of two reasons: the sum insured was set years ago and never revisited, or the policy excluded something the owner assumed was covered. We check both before you need to find out the hard way.
Residential, commercial, strata and investment property carry different
exposures and different wordings. We work through what yours actually is,
flag where your current sums insured sit against replacement cost, and
tell you what the policy does not cover.
We lodge the claim, present it with the evidence the insurer needs, and
follow it through. If we think a decision is wrong we put the argument, and
escalate to internal dispute resolution or AFCA where that is warranted.
Rebuild costs, rent, occupancy and portfolios all move. We check the schedule against what you actually own and how it is used, rather than
rolling the renewal over unchanged.
Building, contents and, for landlords, loss of rent, tenant damage,
malicious damage and rent default. A standard home policy does not cover a tenanted property properly, which catches out more accidental landlords than anything else.
Buildings, plant, glass, and business interruption for the rental income
the property produces. Commercial property owners are frequently insured for the building and not for the two years it might take to get it back into use.
Building and common property cover for strata companies, plus office bearers liability and common area public liability. WA strata companies have statutory insurance obligations under the Strata Titles Act 1985 (WA), and we can help you work out whether your current policy meets them. Lot owner fixtures and improvements often sit outside the strata policy, so we check where the line falls.
Multiple properties across one programme rather than a stack of unrelated policies, with a single renewal date and one set of terms to review.
If you insure a building for less than it costs to rebuild, your insurer can cut your payout, even on a small claim.
Say your building would cost $1,000,000 to rebuild, but it is insured for $600,000. That is 60% of what it should be. If a fire causes $200,000 of damage, the insurer can pay 60% of it: $120,000. You cover the other $80,000 yourself, even though your claim was well under the $600,000 you insured for.
Most property policies allow this. It is called an average or co-insurance clause.
Building costs have moved a long way in the last few years. If your sum insured has not moved with them, you may already be exposed. We will flag it at renewal and help you get a current rebuild figure.
Residential and landlord, commercial, industrial, strata and investment portfolios, across WA.
We go through what the property is, how it is used, who occupies it, and what a total loss would actually cost you, including the income you would lose while it was out of action. We then compare wordings, because the differences between policies usually sit in the exclusions rather than the headline limits. The sum insured is your figure to set; our job is to tell you when it looks wrong.
Contact us as soon as you can, and before you authorise any repairs beyond making the property safe. We lodge the claim, gather what the insurer needs, and follow it through to a decision. You will need to provide documentation and answer the insurer’s questions, but you will not be doing it alone.
Call us on 08 9362 2166 or send us an enquiry. We will look at the property, review what you currently hold, and set out the options.
One conversation tells you what the cover actually does, whether the price is fair, and what the rest of the market says about both. No jargon and no sales pitch.
Call us now, most enquiries are settled in one conversation.
Answered 24 hours a day: a broker in office hours (8am–6pm Mon–Fri), and after hours we take your details and a broker rings you back from 8am on the next business day.
